Why it matters

Your New Hire Can't Perform Without A Home

You've found the right international talent. But in today's Dutch rental market, finding a home can take weeks of searching, viewing and competing with other applicants. Time your new employee should be spending on their job.

Dutch Expats Housing takes the entire housing search off your employee's and your HR team's plate. We only work with expats, all day and every day, and we know what landlords and rental agents expect.

What it costs you when housing goes wrong

  1. 1
    Delayed start dates

No home means no move, and no start.

  2. 2
    Long hotel stays

Temporary housing costs keep running while the search drags on.

  3. 3
    Distracted employees

Viewings and paperwork during the first weeks on the job.

  4. 4
    HR time drain

Your team becomes a housing help desk.

Let us take this off your plate

How it works

From Signed Contract To Settled Employee In 4 Phases

A proven process with one dedicated team for your employee and one point of contact for you.

01

Briefing With HR

Intake call with HR

A short call about your employee, the start date, the work location and how your company handles relocations.

Housing brief

We agree on the budget, household, move-in date and who approves the home and pays each cost: rent, deposit, our fee and temporary housing.

Clear agreement

Our fee and services are agreed in writing before the search starts. Relocating several employees a year? We set up one framework agreement.

02

Employee Onboarding

Onboarding call with your employee

We get to know your employee and their household, explain the Dutch rental market and what to expect. Also when they are still abroad.

Rental dossier

We check all documents so the dossier is complete before the first viewing. No Dutch payslip yet? An employer statement from you usually does the job.

Client portal & WhatsApp group

Your employee is registered in our client portal and receives daily emails with matching homes, often before they reach Pararius and other public platforms. Plus a personal WhatsApp group with our team.

We search the market every day and use our network of rental agents and landlords to find homes before they go online.

Viewings

We schedule and plan the viewings around your employee's agenda, so they lose as little time at work as possible.

Rental proposal & contract

We write a professional rental proposal, negotiate the terms and go through the rental agreement with your employee in English.

FAQ

Questions From HR Teams

Have a question about your situation? Let's discuss it in a short call.

Plan a call
Who pays for your service?

That's up to you. Most companies pay our fee directly and we invoice your company. Some employers reimburse the employee instead. We agree on this in the housing brief before the search starts.

Can the search start before my employee arrives?

Yes. Many of our candidates start their search while still abroad. We keep them updated through the client portal and WhatsApp and handle the contact with agents and landlords.

Do you also arrange visas and residence permits?

Our focus is housing and settling in. For visas and residence permits we work alongside your immigration advisor or HR team, so everything is aligned with the start date.

How do you keep HR informed?

You have one point of contact at Dutch Expats Housing. We keep you informed at the important moments: start of the search, accepted rental proposal and move-in date.

How do you handle employee data?

Your employee's documents are handled confidentially and only shared with landlords and rental agents for the rental application.

We relocate several employees per year. Can we work on a fixed basis?

Yes. With a framework agreement you get fixed rates, one dedicated contact and a quick start for every new hire. We already work this way with a client that sends us new employees every month.

Which cities do you cover?

The Hague, Rotterdam, Delft, Leiden, Utrecht and Eindhoven.
