Who this service is for
This service is meant for expats who are relocating to the Netherlands or are already here, and are in need of a new rental home. You focus on your new job. We handle the search, the viewings, the rental proposal and the paperwork, also when you start your search from abroad.
We only work with expats, all day and every day. So we know the questions you have, the documents landlords ask for and how to make your application stand out.
Share these in your free consultation and we can start your search right away.
When do you need the keys?
Alone, together, with children or pets?
So we search where your commute makes sense.
Monthly rent and what you can pay at move-in.
Your relocation support
A clear process with one dedicated team. You always know where you stand and what happens next.
01
We schedule a free, no-obligation call to discuss your situation, your wishes and what is realistic in today's rental market.
If you decide to work with us, we agree on the service and our no cure no pay fee in writing before the search starts. No surprises.
You fill in our application form and we check your documents, so your rental dossier is complete and strong before the first viewing. No Dutch payslip yet? We tell you what works instead.
Phase 202
You get a personal WhatsApp group with the DEH team members working on your search. New homes, viewing times and questions, all in one place. We usually respond within 1 hour.
We register you in our own client portal. Every day you receive an email with new homes that match your wishes, often before they reach Pararius and other public platforms.
We search the market every day and contact our network of rental agents and landlords. That's how we often hear about homes before they are published online.
We request and schedule viewings for the homes you like and plan them efficiently around your agenda. Still abroad? We keep you updated and handle the contact for you.
Phase 303
Found the one? We write a professional rental proposal on your behalf and present your application to the landlord. We discuss the strategy and terms with you beforehand.
We go through the agreement with you in English: rent, service costs, deposit, dates and notice period, so you know exactly what you sign.
We support you with the key handover and check-in, so the condition of the home and the meter readings are properly recorded.
Phase 404
Energy, water and wifi via Easy Nuts and furniture packages for rent via Keypro, so your home is ready to live in from day one.
30% ruling, bank account, lease car, international moving and childcare, all through partners we trust.
Even when we've helped you find your home, we'll still be of service. A question about your landlord or a local tip? Just send us a message.

Many relocation agencies sell fixed packages that you pay before the search even starts. We work no cure no pay: our fee is agreed in writing beforehand and only due once we've found your home.
Is your employer paying for your relocation? Then we gladly work directly with your HR team.
Before you start

We search in The Hague, Rotterdam, Delft, Leiden and Utrecht. Not sure where to live? We help you choose based on your commute, budget and lifestyle.
Dutch landlords usually ask for a gross monthly income of around three to four times the rent. At move-in you often pay a deposit plus the first month's rent.
No Dutch payslip yet? An employment contract or employer statement often works too.
Is your employer covering your relocation? We work with HR and mobility teams and agree upfront who approves the home and who pays what.
